The Town of Rhinebeck Planning Board shall conduct a combined Public Hearing on Monday, June 7, 2010, at 6:35 p.m. at the Rhinebeck Town Hall, 80 East Market Street, on the below Applications by Emery W., Barbara J. and Christian T. Ruger requesting authorization through conventional subdivision for lot line alterations to three (3) individual parcels (TMP 135089-6070-00-760251, -800216 and -735231), maintenance of two of the existing parcels as re-configured through lot line alteration (one being a vacant lands parcel and the other an existing house lot), and creation of three residential lots from the third re-configured parcel (one being an existing house lot and the other two being building lots), all involving a combined 18.068 acres situate on the south side of Rhinecliff Road (NYS Route 308) within the Residential Medium Density (RM1) District, the Hudson River National Historic Landmark District and the Town Local Waterfront Revitalization Area, and adjacent to a Certified Agricultural District:

• Application under the Town Code Chapter 101, Subdivision of Land, for Subdivision Plat Approval for the Ruger Minor Subdivision / Re-Subdivision of Lots 1, 2 and 3, Filed Map 10,149.

• Application under the Town Code Chapter 120, Wetlands, for Wetlands Permit for intended improvements to the proposed lots to the extent located within 100 feet of a delineated wetland.
