TOWN OF RHINEBECK

ZONING BOARD OF APPEALS MEETING MINUTES

DECEMBER 2, 2009

 

 

PRESENT:  David Baldauf                          ABSENT:  Scott Bergin

                     Michael West

 

 

I.          CALL TO ORDER

            The meeting was called to order at 7:30 p.m.

 

II.        APPROVAL OF MINUTES

            Minutes of 11-18 and 11-23-09 were reviewed and approved.     

 

III.       NEW BUSINESS

            There was no new business scheduled.

 

IV.       PUBLIC HEARINGS

            Mautner Holding, Ltd., - Case #785 - Variance application for minimum lot size

reductions from 5 acre to 4.6 and 1.07 acres for  property located at 3903 Route 9-G,

Rhinebeck, New York.  The public hearing opened at 7:35 p.m.  Property owners and Mark

Graminski were present and reviewed the Application with the Board.  Mr. Nick Recchia,

adjoining property owner was present and stated he was pleased with what Mr. and Mrs.

Mautner have done with the property and expressed his approval for the variances requested.

Pierce asked the total parcel acreage.  Mr. Graminski stated it is 5.67 acres, adding the

proposed lots would be 1.07 acres and 4.6 acres.  Mr. Graminski stated the improvements

and infrastructures have previous approvals by the ZBA and Planning Boards with frontage

on Lemon Lane Extension, a low traffic road.  The Applicant's wish to build a single family

dwelling on the proposed lot.  He also stated the lot is feasible for water and sewage to

provide for a single family dwelling, adding the existing driveway is over drainage core

wetlands that are field flagged.  Upon Application and map review, the Board noted

additional variances to decrease lot size and open space would be required.  Motioned by

David and seconded by Pierce, the Public Hearing was recessed until December 16, 2009, at

7:35 p.m.   

 

V.        OLD BUSINESS

                        There was no old business scheduled.

 

VI.       ADJORNMENT

            The meeting was adjourned at 8:05 p.m.
